Understandable, useful, and clear reports on a property’s condition are necessary for buyers to know which components need repair, replacement, or upgrading, before making a purchase decision.

Owners often need to know how well a property has been maintained, especially if they have leased the property to a business under a Triple Net Lease.

Sellers may want to provide a pre-listing property inspection to help potential buyers learn about the property before they make an offer.

Potential leasers need to know the conditions and expected maintenance costs of those systems and building components they are agreeing to maintain during their lease period.

First Rate Inspectors are very familiar with seismic, hurricane, site stability, and other structural issues, and we will recommend an additional engineering evaluation be performed if there are indications of needed corrections or upgrades. We can provide an engineering evaluation performed either as part of our original inspection or later… if or when we observe serious potential hazards during our inspection.

Cost Estimates
We can provide estimates of costs to correct significant deficiencies. How long will the current systems last? Our unbiased, third party estimates can provide the essential information needed for budgeting on-going property maintenance expenses.
