Our reports meet the unique needs of our clients, which may include buyers, sellers, and property owners.

Our goal is to provide easy to use, high quality inspection reports, which describe the key components of a commercial property, and provides the valuable information our clients need to make important decisions on purchase, leasing, and maintenance.

Buyers need a wide range of information depending on their intended use of the property. They need accurate due diligence information. Understandable, useful, and clear reports on a property’s condition are necessary for buyers to know which components need repair, replacement, or upgrading, before making a purchase decision.

Owners often need to know how well a property has been maintained, especially if they have leased the property to a business under a Triple Net Lease agreement.

Potential leasers need to know the conditions and expected maintenance costs of those systems and building components they are agreeing to maintain during their lease period.

Our Basic Due Diligence Inspection provides valuable information on:

  • Roof Surfaces, Drainage, and Flashings
  • HVAC or Heating, Ventilation, and Air Conditioning
  • Structural Components
  • Plumbing and Electrical Systems,
  • Exterior and Interior Components and Surfaces

We can also provide:

  • Engineering Evaluations
  • Elevator Inspections
  • Repair Cost Estimates and Projections

First Rate Inspectors are very familiar with seismic, hurricane, site stability, and other structural issues, and will recommend additional engineering evaluations be performed if there are indications of needed corrections or upgrades. We can provide an engineering evaluation performed either as part of our original inspection or later… if or when we observe serious potential hazards during our inspection.

Cost Estimates
We can provide estimates of costs to correct significant deficiencies. How long will the current systems last? Our unbiased, third party estimates can provide the essential information needed for budgeting on-going property maintenance expenses.
